Direct bookings and house rules

Direct bookings require guests to be over 21, cap occupancy at 6 guests, and strictly prohibit smoking, parties, or unregistered visitors. Guests must cancel at least 24 hours prior to the check-in date to receive a 100% full refund for direct website bookings. Cancellations made inside the 24-hour window are subject to review.

The cancellation deadline is 24 hours before the scheduled check-in time in Hampton, Virginia (America/New_York). Request cancellation through your private reservation link or by email. Refunds are processed to the original payment method; bank processing times vary. These direct-booking terms do not replace the policies applicable to bookings made through Airbnb.

Reservations and payment

Provide accurate guest and booking information. Your reservation is confirmed only after payment is verified, not merely after selecting dates or beginning checkout. Prices, taxes and fees are shown before payment. Stripe processes payments securely. Check-in and checkout times and any rental agreement, damage hold and additional house rules are disclosed during booking. Guests are responsible for damage and rule violations as described in their agreement, subject to applicable law.

Apparel orders

Apparel is made to order through Printify and ships within the United States. Product options, prices, shipping charges and applicable taxes are shown before payment. Production and delivery estimates are not guarantees. Email us promptly about an incorrect, damaged or defective item, or a cancellation request. Cancellation may not be possible once production has started. Refund or replacement requests are reviewed based on the order’s circumstances and applicable law; this section does not limit statutory consumer rights. The lodging cancellation policy does not apply to apparel.

Email-only communication

Customer support is handled exclusively via email at bookings@kosmosrentalsllc.com. Booking confirmations, arrival details, checkout reminders and order updates are sent by email. Keep your email address accurate and check your spam folder. Email is not an emergency service or a guarantee of immediate response. For an immediate threat to life or safety, contact local emergency services.

Website use and applicable law

Do not misuse the website, attempt unauthorized access, submit fraudulent information or interfere with payments or reservations. We may suspend misuse, subject to applicable law. Virginia law governs these terms to the extent permitted by law, without overriding mandatory consumer protections. Service interruptions can occur; contact us if a booking or order appears incomplete before attempting another payment.

Privacy and updates

Our Privacy Policy explains information processing. Updated terms will be posted here; changes do not retroactively remove agreed rights for existing bookings or orders.
