Guest protection
Rental agreement & damage policy
Every direct guest signs this before the door code is released. It sets out the house rules, who pays if something breaks, and the refundable hold — signed, timestamped and stored as a legal record.
Signed, timestamped agreement
Every direct guest e-signs this rental agreement before the door code is released. The signature, date, IP-level browser record and the exact wording they agreed to are stored — that record is what you produce if a claim ever goes to a chargeback dispute or small-claims court.
Refundable damage hold
A $500 refundable authorisation is placed on the guest's card 48 hours before check-in. It is released within 72 hours of check-out once the home is inspected. Nothing is charged unless there is verified damage.
Card on file for 7 days
The guest authorises the card on file to remain active for 7 days after check-out for incidentals or damage discovered during turnover, itemised and evidenced with photos.
Documented turnover
Photos are taken at every turnover, before and after. Time-stamped photo evidence is the single strongest thing you can hold in a damage dispute.
Platform cover still applies
Bookings made through Airbnb remain covered by AirCover for Hosts. This agreement is what gives direct bookings equivalent — and in some respects stronger — protection.
Landlord / short-term-rental insurance
The agreement makes the guest liable, but a short-term-rental policy is what covers you if a guest cannot pay. Keep a dedicated STR policy in force alongside these terms.
